New Gas Line

Well it is time to re-connect to that gas line. The gas main runs down the middle of the street. Our old connection was on the north side of the property – that connection is capped. It makes more sense to have the gas meter next to the south side of the house, and have the gas line go straight out to the street. So we are having (i.e paying) the gas company (Southern California Gas Company) dig up the street and put in a new line and gas meter. The gas supplies the gas range (cooktop), tankless hot water, radiant heating, wall heaters, fire place, clothes dryer, barbeque and patio stub.

Polyethylene (PE) gas pipes are the preferred natural gas distribution piping product of choice with over 90% usage in North America today. Polyethylene gas pipes are lightweight, non-corrosive, available in coil lengths, and easy to install by heat fusion or mechanical fittings. For these reasons, they have been proven and used since the 1960’s. Medium density PMDPE yellow gas pipe is suitable for fuel gas use in multiple applications for gas distribution.

Walnut Bar Top Installed

Kitchen and Living Room Ceiling Goes In

BoMo is installing the wood ceiling fixing the Centennial Woods snow fence to a plywood substrate. Franchisca, Derick, Patrick and Bill varnished the wood before it went up.

Final Stucco Coat Goes on

The texture coat stucco is being applied after waiting 6 weeks to allow the brown coat to cure, shrink and crack. Then Gabriel & Ishmael patched the cracks with drywall tape and then applied the texture coat. We chose the cementitious stucco for the texture / color coat.

Brake Metal (Modernist Cornices)

The intersection of two surfaces (or two materials) often presents architectural issues. Cornices of various shapes are often used to smooth the transition. Sheet metal replaces what was previously done with stone, wood or plaster. Brake metal is sheet metal that has been bent or formed by a brake machine. A brake is a metalworking machine that allows the bending of sheet metal. Architectural brake metal is usually aluminum sheet metal. After it is formed, brake metal can be coated with an anodized bronze finish. A coating of aluminum oxide is grown from the aluminum by passing an electrical current through an acid electrolyte bath in which the aluminum is immersed. At the same time color can be added.

Cool, dry weather expected

Temperatures are expected to return to normal in Southern California after a week of windy, summer-like weather that broke some heat records. A low-pressure system approaching Tuesday will cause the temperature to drop a few degrees, but no rain is forecast this week, forecasters said. Last week, Southern California experienced a period of warm weather with temperatures reaching into the 80s. Some areas broke long-standing weather records.

New Sewer Lateral

Well it is time to re-connect to the City sewers. The history of Ocean Park has long been connected with sewers – in 1898 Abbot Kinney and his partner Francis Ryan built a 1250 foot long pleasure and fishing pier over Santa Monica’s 1895 sewer outfall at Pier Avenue. The City of Santa Monica is 8.25 square miles in area and has a population of 88,400. Santa Monica has separate sanitary sewer and storm water sewer systems. In addition to collecting sewage from parcels within its corporate boundaries, the CSMWRD also collects pass-through flow from the City of Los Angeles, and then pumps and/or via gravity conveys the sewage to the City of Los Angeles’ Hyperion Wastwater Treatment Plant near LAX. Most of the City sewers are designed so that gravity alone carries wastewater to the treatment plants. Low-lying areas need pumping plants to push wastewater through pipes that are under pressure (force main sewers) so that the sewage can reach a gravity sewer. The City operates ?? pumping plants. The lateral is the connection from the property line to the City sewer in the middle of the street. Property owners in the City of Santa Monica are responsible for maintaining the sewer lateral. Our gravity sewer slopes down at 1/4” per foot of run, and by the time we reach the street, we are pretty deep. The old connection to the sewer lateral was on the north side of the property.

It makes more sense to sewer line go straight out from the south side of the house, and have new lateral go straight out to the street. Michael Penta is installing about 35 feet of new 6" SDR-35 lateral from our property line to the sewer main in the center of 2nd Street
